These SMS Terms & Conditions (“Terms”) govern the text messaging program operated by OneSource Real Estate LLC, also doing business as ListToSellATL (“OneSource,” “we,” “us,” or “our”). By opting in to receive text messages from us, you agree to these Terms and to our Privacy Policy.

1. Program Description

The OneSource Real Estate text messaging program is for property owners, tenants, rental applicants, buyers, sellers, and prospective clients. Messages may include:

• Showing and appointment confirmations and reminders;
• Rental application status updates;
• Maintenance request and work-order updates;
• Rent, payment, and owner distribution reminders;
• Lease, renewal, move-in, move-out, and account notices;
• Replies to your questions and inquiries;
• If you have specifically opted in, information about available listings and our real estate and property management services.

2. How to Opt In

You may opt in to receive text messages by:

• Entering your mobile number and checking the SMS consent box on a form on our website;
• Submitting a rental inquiry or application that includes text messaging consent;
• Signing a lease or management agreement that includes text messaging consent; or
• Texting us first to start a conversation.

Consent to receive text messages is not a condition of purchasing, renting, or obtaining any property, goods, or services.

3. Message Frequency

Message frequency varies based on your relationship and activity with us, such as open maintenance requests, scheduled showings, or upcoming payments.

4. Message and Data Rates

Message and data rates may apply to any messages you send to us or receive from us, according to your mobile carrier’s plan. Contact your wireless provider for details about your plan.

5. How to Opt Out

You can cancel text messages at any time by replying STOP to any message from us. You may also reply STOPALL, UNSUBSCRIBE, CANCEL, END, or QUIT. After you opt out, we will send you one final message confirming that you have been unsubscribed. You will then receive no further text messages from us unless you opt in again.

To start receiving messages again, reply START or opt in again using one of the methods in Section 2.

Opting out of text messages does not end your lease, management agreement, or other relationship with us. We may still contact you by email, phone, or mail about your account.

7. Supported Carriers

Our messages are supported by major U.S. wireless carriers. Carriers are not liable for delayed or undelivered messages.

8. Your Responsibilities

• You confirm that you are the account holder or an authorized user of the mobile number you provide and that you are at least 18 years old.
• If you change or give up your mobile number, please let us know or reply STOP from that number so that messages are not sent to its new owner.
• Do not use text messages to report emergencies. For fire, gas leaks, flooding, or other emergencies that threaten life or property, call 911 and follow our emergency maintenance instructions.

9. Privacy

We respect your privacy. Information collected through our text messaging program is used as described in our Privacy Policy.

10. Program Changes

We may change or discontinue the text messaging program, or update these Terms, at any time. Updates will be posted on this page with a new “Last Updated” date. If you keep receiving messages after an update, you accept the revised Terms.

11. Disclaimer

The text messaging program is provided “as is.” We do not guarantee that messages will be delivered on time or at all, since delivery depends on factors outside our control, including your device, coverage area, and wireless carrier.
